Public Trustee
Duties of the Public Trustee include:
- Releases of Deeds of Trust;
- Conduct foreclosure sales when a default is made in the terms and conditions of a Deed of Trust;
- Issues appropriate Certificate of Purchase, Certificate of Redemption and Trustee Deeds.
The Public Trustee is obligated to follow Colorado State Statutes in performing the functions of the office.
The Alamosa County Public Trustee conducts foreclosure sales on Wednesdays at 10:00 a.m. of each week, as advertised and scheduled per foreclosure.
Bidding must be increased by individuals with a minimum of $1.00 increments. The Public Trustee will announce the beginning bid amount of each foreclosure. The individual with the successful high bid must produce certified funds in the amount of the final bid to the Public Trustee, within two hours of the close of the sale. The Certificate of Purchase will be prepared following receipt of the funds.
"NOTICE OF AN OWNER IN FORECLOSURE: IF YOUR PROPERTY GOES TO FORECLOSURE AUCTION SALE AND IS PURCHASED FOR MORE THAN THE TOTAL OWED TO THE LENDER AND TO ALL OTHER LIEN HOLDERS, PLEASE CONTACT THE PUBLIC TRUSTEE'S OFFICE AFTER THE SALE BECAUSE YOU MAY HAVE FUNDS DUE TO YOU."
Currently all sales are not posted on this site, but are available upon request at the Office of the Alamosa County Public Trustee.
